Tampa Bay Duct Repair & Sealing Specialists

Built for Property Managers, Not Just Homeowners

Managing HVAC across multiple properties means juggling tenant calls, approval delays, and invoices that don’t match your accounting system. Air Support’s Property Management Partner Program gives you one point of contact, a pre-authorized repair threshold, and documentation you can hand straight to an owner — so your team stops managing service calls and starts managing properties. Also working with real estate transactions? See our Realtor Partner Program for pre-listing and pre-closing inspections.

Duct Repair by Air Support Cooling and Heating in Tampa Florida

The Problems This Program Solves

  • A technician sitting on-site waiting for someone to approve a $275 capacitor repair
  • Tenants who can’t reach anyone, so they call you instead
  • Invoices that don’t say which property or unit they’re for
  • No record of what was actually done when an owner asks
  • No defined process for an after-hours no-cool emergency
Excellent Service! Prompt, honest, and courteous. Had us up and running in no time!
Thank you. Communication with your company is always a pleasure.
Excellent and so professional. I had an emergency and they were there in 30 minutes. So honest and were able to resolve the issue without trying to up sell. My favorite Business and have used them for a while. THANK YOU!
Called service tech to provide an estimate for an AC unit in our church that will service an area apart from what we already have. He listened to what we needed, checked what we already have and then gave us an option that would minimize any impact on our current operations.
Did a great job
Air Support was able to get us scheduled for same day repair to clean out our condensation line and get the system going. On time, professional and no suprises. Highly recommend.
Max was amazing, he explained everything and was very thorough. It's nice not to have to worry about my AC if it ever craps out.

How the Partner Program Works

  1. We set up your account — a pre-authorized repair threshold, tenant-contact protocol, and invoicing preferences, agreed upfront
  2. Your tenant calls in — we schedule directly with them, no relay through your office
  3. A technician diagnoses and photographs the issue — repairs within your pre-authorized limit proceed immediately; anything above it comes to you first with photos and pricing
  4. You get the paperwork — before/after photos, diagnosis, work performed, and an invoice tied to the correct property and unit

What's Included

  • Priority scheduling for tenant no-cool and no-heat calls
  • We contact and schedule directly with your tenant
  • Text or email updates so you’re not the middleman
  • A pre-authorized repair threshold set when you open your account
  • Photos and a written diagnosis on every call
  • Property- and unit-specific invoicing, with PO/work-order numbers on request
  • Repair-vs-replace recommendations you can forward straight to the owner
  • Preventive maintenance and vacant-unit inspection programs
  • A defined process for after-hours tenant emergencies

The bigger difference isn’t the HVAC work. Every licensed contractor can replace a capacitor. What’s harder to find is a contractor who makes managing HVAC across a whole portfolio painless — that’s what this program is built around.

Property Management FAQ

Do you set a pre-authorized repair limit for our properties?

Yes. We agree on a repair-authorization threshold when we set up your account, so routine repairs don’t wait on a phone call. Anything above that threshold comes to you first with photos and pricing before we proceed.

Can you coordinate directly with our tenants?

Yes. Once we have a work order, we contact the tenant to schedule access and keep you updated by text or email instead of routing everything through your office.

How does invoicing work across multiple properties?

Every invoice is tied to the specific property and unit, and we can include your PO or work-order numbers. Consolidated monthly billing is available for qualified accounts — ask when you set up your account.

Do you offer preventive maintenance for a portfolio of properties?

Yes, including seasonal tune-ups, filter programs, and vacant-unit inspections to catch problems before a tenant calls.

What happens in an after-hours emergency at an occupied unit?

We have a process for after-hours tenant emergencies. When you set up your account, we’ll walk you through exactly how it works and how your tenants and your team reach us outside business hours.

How do we set up a property management account?

Call (813) 245-4622 or use the form on this page with your portfolio size and current provider, and we’ll set up your account terms, repair-authorization threshold, and invoicing preferences.

Are you licensed?

Yes — Florida license CAC1815982.
